The chief executive of one of the largest property funds Invista Real Estate Management, Duncan Owen, stated that the market will possibly fall back into disarray next year with property values dropping again despite their brief recovery at the end of 2009.
Owen said that the rise in values of the West End offices and retail warehouses was an artificial rise and that they inflated the prices of commercial property, which will cause the values to fall again shortly as incomes drop off.
Owen’s comments came after it was reported there was about a five percent rise in the commercial property values after the month of August until now, according to data from the Investment Property Databank. Most of the rise is a result of the current rent a desk demand for London property from foreign investors.
Agents have stated that within the postcodes of the West End some assets have risen by about 15% in the same time period.
For the time being Owen stated that Invista will keep selling West End property due to the increase in interest, but will start to look at buying within the City of London where rents are beginning to stabilize and the values have not increased so sharply.
The City capital value increase would mean that prime office investment yields will have decreased over the last quarter.
National head of Savills’ office agency said that as the office market is starting to turn down in demand again it is no surprise that the city of London would lead it in.
I was sitting on the front stoop wondering if I should wash the pickup or pick the last of the tomatoes off my one vine that has produced about a zillion marble-sized tomatoes this summer.
