Broadgate, one of London’s largest office complexes and prominent landmarks, is all set to change hands. The American private investment firm Blackstone Group has agreed to buy 50 per cent ownership of the complex from British real estate development and management heavyweight British Land Company Plc. The office complex was one of the largest of its kind when it was built in the 1980s and even today represents one of the premium office locations in the city.
As per the details of the deal, the sold property has been valued at a little over ₤2 billion. The Blackstone Group will pay for its 50 per cent stake in the building in cash and the rest of the amount will remain as debt. British Land Company will accept ₤77.5 million in cash and the remaining ₤987 million in debt for the sale.
Peter Rose of the Blackstone Group finds the purchase of the complex as a unique move and calls it a first class office rental asset acquisition. Business analyst Harry Stokes of Evolution Securities agrees with this assessment, stating that the deal makes strategic sense for the British Land Company. The transaction will help British Land unlock funds for the acquisition of other quick assets and will provide a boost to the company’s finances, according to chief executive Chris Grigg.
In the current economic slowdown that adversely affected the UK commercial property market, the value of Broadgate has dropped by a third, while British Land’s share price has risen from 18p to 530p. Blackstone and British Land have therefore jointly created a budget of ₤100 million for the renovation of Broadgate. However, this amount may not be sufficient given the size and complexity of the office complex.
